A 30% advance payment is required to confirm your reservation. The remaining 70% is due 30 days before arrival. A refundable security deposit of €500 is collected at check-in.

Yes, the 44m² pool is heated year-round to a comfortable 28°C (82°F). The pool area also features an ample sunbathing zone and outdoor shower.

The price includes final cleaning, VAT, tourist tax, and access to all amenities: sauna, jacuzzi, table tennis, private parking, garden furniture, and outdoor shower.

The nearest beach, Lanterna, is 18 km away. The airport (Pula PUY) is 50 km, shops are 8 km, and restaurants 6 km from the villa.

Villa Asmoa accommodates up to 8 guests across 4 bedrooms with 4 en-suite bathrooms. Each bedroom features a king-size bed.

Absolutely. We work with some of Istria's finest private chefs who can prepare everything from casual breakfasts to multi-course tasting menus. We recommend Agroturismo Selo Mekiši (6 km) and the taverns in medieval Motovun (15 km).

Villa Asmoa was built in 2024 and features 265m² of covered living space, a 44m² heated pool, and sits on 1,200m² of fully fenced private grounds.
